2009-04-17 First Automated Self-Storage Facility Opens in Coconut Creek, FL
Automated Self Storage Systems, LLC Unveils LEED Facility at Grand Opening on April 23, 2009--
Automated Self Storage Systems, LLC, a subsidiary of real estate developer The Pugliese Company, will unveil the first patent-pending, fully-automated self-storage facility in Coconut Creek, FL on Thursday, April 23rd at 11:00 a.m. The 145,654 square foot facility will leverage Westfalia Technologies' Automated Storage and Retrieval Systems (AS/RS) technology, which will fully automate the facility. Previously, this technology was used in industrial warehouse and manufacturing plants, marking a new era in the self storage industry.
Operated as Safe & Secure Automated Self Storage, customers will be able to enter the secured storage area and drive-up to directly access their unit by entering their PIN code, which will signal the automated Storage and Retrieval Machine (SRM). Once the PIN code is entered at the front gate the customer will pull through the loading area to their desired loading door. The customer will then re-enter their PIN code and their storage unit will be delivered to the prompted loading door. This concept saves customers time and ultimately money as they virtually eliminate the tiresome hallways associated with traditional climate-controlled self-storage in the loading and unloading of personal and commercial items.
"The state-of the-art technology used to create the facility will accentuate self-service, providing customers access to prime storage space 24-hours-a-day with user friendly, convenient and quick in-and- out service," said Paul Talley, vice president of Automated Self Storage Systems, LLC. "With this system, facility owners also increase their net leasable area up to 25 percent and lower their operating costs by as much as 50 percent, while also maximizing land space due to the floor-area ratio being calculated on one floor."
The Safe & Secure Automated Self Storage facility is built with Leadership in Energy and Environmental Design (LEED) specifications and includes numerous energy efficient and environmentally-friendly advantages including: no interior building lighting, a pressurized facility to reduce dust and pollutants and a unique design of the AS/RS system to minimize energy consumption and reduce its carbon footprint.
LEED certification is widely recognized as the standard for "green" construction in the United States. The LEED rating system sets forth specific criteria that constitute a "green" building and LEED certification provides third-party verification that the criteria have been met. The United States Green Building Council created the LEED Green Building Rating System, a voluntary point-based rating system used to certify buildings as "green."
The building will accommodate approximately 539 standard storage pallets containing about 1,000 self-storage units in total. Each pallet will have a standard dimension of 10 ft. (H) x 20 ft. (L) x 8 ft. (W), and a total weight capacity of 16,000 lbs. Storage pallets will be subdivided into standard 5 foot unit increments in the following dimensions: 5 ft. x 5 ft., 5 ft. x 10 ft., 5 ft. x 15 ft., 10 ft. x 10 ft., 10 ft. x 15 ft. and 10 ft. x 20 ft. The number of units in each pallet will vary.
Designated units will also be available for handling items such as vehicles, ATV's, collector cars, or boat trailers. In the event of a hurricane or power failure, the facility is equipped with a back-up generator that will prevent shut-down. Technical and maintenance support is available 24 hour a day.
"We are excited to open our first facility to showcase this new technology," said Talley. "Ultimately, we are seeking investors or existing self-storage companies to utilize our innovative technology and take advantage of the financial and environmental benefits our system provides."
While the building is high-tech, its rental fees remain grounded. The average rental price is approximately $2.10 per square foot, on par with typical non-automated storage fees of about $1.85 to $1.95 per square foot. Due to its almost impenetrable security and robust design, the project has generated inquiries from FEMA to store products for disaster relief, as well as from local and federal enforcement entities looking for evidence storage.
The Grand Opening event begins at 11:00 a.m. with a ceremonial ribbon cutting at 11:30 a.m. Guests will get the opportunity to tour the facility and see the technology firsthand.
The Coconut Creek facility is located at 5431 Johnson Road, one-quarter mile East of 441/SR7. Its location was selected because of the town's ecological focus, as well as convenience to the Coral Springs, Parkland, and Boca Raton markets. Automated Self Storage Systems designs their facilities to resemble offices or apartment buildings in order to fit in with the surrounding area.

Safe & Secure Automated Self Storage will serve as a prototype for future self storage companies. The project is currently under construction and is expected to open in June 2009.
